The graph shows the inventory of homes for sale each month for the past 15 months for single family homes in the Olentangy Local School District.  There is 7.8 months of inventory available based on April 2011 home sales in the school district.  That’s down 13.9% from March 2011 and only up 9.9% from April 2010.  There were tax credits available to most buyers last year.

The 72 homes sold in April 2011 was an increase of 20% from March 2011.  April sales were down 24.2% from April 2010.

  • Median sale price  $268,000

The April 2011 average sale price was up 1.3% from March.  The $311,000 average sale price for a single family home in Olentangy schools last month was up 3% from the April 2010 average sale price.  The $268,000 median sale price was up 9.8% from last months median sale price for homes in the area but down 2.5% from April 2010 when the median sale price was $275,000.

The Olentangy Local School District is a huge area geographically.

Powell, Ohio real estate – The city of Powell and surrounding area most of which is in the Olentangy Local school district is in the 43065 zip code.  The zip code includes unincorporated areas in two or three separate townships, as well as the city of Powell.  There are homes in the City of Powell in the 43065 zip code including Golf Village, Grandshire, Murphy’s Park, Olentangy Ridge and the Woods of Sawmill among many others.

The homes for sale with a Powell Ohio 43065 address include homes in unincorporated areas in Delaware County including Concord, Liberty and Orange Townships.  There are homes for sale in Liberty Township neighborhoods including Big Bear Farms, Canterbury, Wedgewood and others. Homes in Orange Township developments including Deep Run, Highmeadows Village and Riverbend that are in the zip code.

Columbus, Ohio 43240 real estate  – The Polaris area in southern Delaware County, includes neighborhoods such as  Prestwick Commons and Prestwick Green as well as Village at Polaris Green and Village at Polaris Park.  Village at Polaris Green and Village at Polaris Park are site condos.  It gets a little confusing sometimes.
