Powell home prices edged down a bit from January 2013 when the average for sale price was over $500,000. The average sold price for a home in Powell was $335,000 in February 2013.

The graph is for home prices in Powell, the city of Powell.  The February 2013 average sold price of a home in Powell was $335,000.  That’s up 3.4% from the February 2012 average sold price of $324,000  The average “for sale” price of a Powell home in February was $483,000.  The February 2013 average “for sale” price was up 33.1% from the March 2012 average price.

The February 2013 $330,000 median sold price in Powell was up 10.7% from a year ago.

Homes in the city of Powell sold within 97% of their final “for sale” price on average and 94% of the original list price.

Powell real estate market – February 2013

Home sales in the Powell Corporation Limit were up 100% in February 2013. The number of homes for sale in the area are down 50% from a year ago.  Based on the increased home sales and lower inventory in the city, there was only two months of homes for sale.  That’s a seller’s market, it’s surprising sale prices have not gone up more than 10.7% (median.)  There were 9 months of inventory in the area a year ago.  You can see home seller’s anticipation of prices rising in Powell.

The average home price in Orange Township dropped from January to February.  The average Orange Township sold price  in February was up 1.5% from February 2012 at $275,000.  The average for sale price of  a home in Orange Township was up 17.5% at $390,000 as you can see in the average price graph at the top.  The “for sale” prices of Orange Township are headed up steeply.

The median sold price of an Orange Township home in February 2013 was up 22.4% over a year ago at  $300,000.  There is another graph for median home prices.

Homes sold within 98% of their final list price.  Homes sold within 94% of their original list price.

Surprisingly homes sold in Orange Township in February 2013 were down 52.2% from February 2012. The number of homes for sale is down 55.6% from a year ago. There is 5 months of inventory (homes for sale) in Orange Township based on February home sales.  That’s a balanced market, neither a sellers market or a buyers market.

Buckeye Valley schools  – average sold price $186,000

Delaware schools – average sold price $121,000

Dublin schools* – average sold price $307,000

Olentangy schools – average sold price $329,000

Westerville schools* – average sold price $172,000

The Westerville and Dublin school districts are based in Franklin County, Ohio.  The average sold price for Dublin is for all homes in the school district including Franklin, Delaware and Union counties.  The average sold price for Westerville schools is for homes in Franklin and Delaware counties.  The Westerville, Ohio 43082 zip code is all Delaware County (but not necessarily all Westerville schools) the average price for a single family resale home in the Westerville, Ohio 43082 zipcode is $266,000, quite a bit higher than the $172,000 average sold  price for a single family resale home in February 2013.

This graph shows real estate prices for homes in Delaware schools for the past 15 months.  The green line shows average “for sale” prices in Delaware schools.   The red line is the average sold price for homes in Delaware schools through February 2013.  The average sold price of a home in Delaware schools in February was $121,000.  The February average sold price of a home in the school district was lower than any month in the past 14.

The average sold price of a home in February was $121,000 down 11.7% from February 2012 when the average sold price of  home in the school district was $137,000.  The average “for sale” price of a home in Delaware schools was $158,000 down 3.1% from last year.

The median sales price of a home in Delaware schools was $124,000 in February.  The February  2013 $124,000 median sale price of a home is down 8.8% from February 2012 when the median sale price was $136,000.

In February on average the homes in Delaware schools sold within 97% of list price.  The homes sold within 93% of their original list price in the school district.

Unlike other Delaware County, Ohio school districts home sales in Delaware schools were not up much in February 2013.  February 2013 home sales for the school district were up 3.8% from February 2012.   For December through February though home sales in Delaware schools were up 38.9% from the previous year.   The number of homes for sale in Delaware schools is down 16.2% from a year ago. There is just under 5 months inventory based on February 2013 home sales in Delaware Schools.  A year earlier there was 6 months of inventory (real estate for sale.)

The graph shows average home prices in the Buckeye Valley Local School District for the past 15 months through February 2013.  The graph is for single family resale listings (does not include new homes, condominiums, multi-family listings.)  The green line shows average “for sale” price of homes.  The average “for sale’ price of a home in the Buckeye Valley schools in February 2013 was $270,000.  The average sold price of a home in the school district was $186,000 in February.

February 2013 home sales in Buckeye Valley  schools were even with February 2012.  The number of homes for sale in the school district is down 6.5% from last year.  The months of homes for sale is down just over 10 months based on February 2013 home sales. Ten months of inventory is considered a buyers. A year ago there were 11 months of homes for sale based on February 2012 sales.

The average “for sale” price of a home in the Buckeye Valley Local School District was $270,000 in February 2013.  That is down 25.4% from the average price of a home in the school district in February 2012.  The February 2013 $186,000 average sold price of a home in Buckeye Valley schools is up 36.8% from February 2012 when the average sold price was $136,000. February and March 2012 homes sold at freakily low prices in the area.

The February 2013 median sale price of a home in Buckeye Valley schools was $190,000 up 54.8% from a year ago when the median sale price in the district was $135,000.

Homes in Buckeye Valley schools are relatively affordable for  Delaware County real estate and there is inventory for buyers to look at.  Homes in February sold within 98% of their final list price.  The average sale price was within 84% of the average original list price however.

The number of homes for sale in the school district is down 14.8% from last year.  The months of homes for sale is down just under 6 months based on February 2013 home sales and the reduced number of homes. Six months inventory is neither a buyer or sellers market, it is considered a balanced market. A year ago there were over 16 months of homes for sale.

The average “for sale” price of a home in the Big Walnut Local School District was $446,000 in February 2013.  The average “for sale” price of a home in the school district was down 3.3% from February 2012.  The February 2013 $224,000 average sold price of a home in Big Walnut schools is down 7.4% from February 2012 when the average sold price was $242,000.

The February 2013 median sale price of a home in Big Walnut schools was $200,000 down 5.7% from a year earlier when the median sale price of a single family home was $212,000.
Homes in the area sold within 92% of their final list price in the area and within 84% of their original price.   If sales continue to increase and it should and inventory continues to shrink, home prices in Big Walnut schools should rise as they are in other Delaware County, Ohio school districts.

Last year there were 8 months of homes for sale in the Powell area based on February 2012 sales. That is a decrease of 57% from February 2012 inventory of Powell homes for sale.

At $335,000 the average sale price of a home in Powell, Ohio 43065 is up 37.3% from the average price of February 2012.   The average “for sale” price of a home in the 43065 zip code is $497,000 up 15.3% from the February 2012 average for sale price.

Double check school district if a particular school district is an important consideration for you. The number of homes sold in the Lewis Center area in February 2013 was down 40.9% from February 2012.  The number of homes for sale in the area is down 49.1%  from a year ago.   Based on February home sales and decreased inventory the number of months of inventory (Lewis Center, Ohio 43035  homes for sale) is down to 4.3 months. Last year there were 5 months of homes for sale in the Lewis Center area based on February 2012 sales in Lewis Center, Ohio 43035. That is a decrease of only 13.8% from last year.

At $252,000 the average sale price of a home in Lewis Center, Ohio 43035 is down 6% from the average price a year ago.         The average “for sale” price of a home in the 43035 zip code is $290,000 nearly identical to the average for sale price a year ago.
