Last year there were 7.5 months of homes for sale based on February 2012 sales in Olentangy schools. That is a decrease of 49.9%

At $329,000 the average sale price of a home in Olentangy schools is up 15.4%  from the average sale price in February 2012.  The average “for sale” price of a home in the school district is $519,000 up 21.8% from last year.

The number of homes sold in Delaware County in February 2013 was up 17.1% from February 2012.  The number of homes for sale is down -32.5% from a year ago.  Based on increased sales and decreased inventory the number of months of inventory is down to 4.3 months. Last year there were 7.5 months of homes for sale based on February 2012 sales in Delaware County. That is a decrease of 42.4%.

At $265,000 the average sale price of a home in Delaware County is up 8.2% from the average sale price in February 2012.  The average “for sale” price of a home is $407,000, up 7.1% from last year.

The inventory of homes for sale based on recent sales is down 31.8% from January 2012.  The number of homes for sale is down 51.9% from a year ago but sales in the Lewis Center area in January were down 29.4% from a year ago.

At $252,000 the average price of a home in January was down 13.7% from a year ago.  The median sale price of a Lewis Center home was $251,000 in January, up 7.3% from a year ago. The January 2013 average “for sale” 251price of a home in Lewis Center was up an optimistic 1.8% at $284,000.

The average days on market for a Lewis Center home was down 50.5% from a year ago.

Real Estate in Olentangy Schools – January 2013

Is the real estate market in Olentangy schools a “seller’s market” now?  Looking at the number of months of homes for sale based on recent sales, there are 5.3 months of homes for sale in  the Olentangy Local School District.

  • Homes for sale 234 vs. 386 in January 2012
  • Months of inventory 5.3 vs. 8.4 in January 2012

The months of inventory for sale in Olentangy schools is down 36.6% from January 2012. That is a balanced market, neither a “seller’s market” or a “buyer’s market.”  There are 39.4% fewer homes on the market than a year ago.  Home sales in Olentangy schools in January 2013 were down 4.3% from last year, but if you look at the last three months combined (November, December and January) sales for the school district home sales are up 20.4% from a year ago.

The average sale price of a home in the school district, $286,000 in January was up 1.4% from a year earlier. Average list price of a home in Olentangy schools is up 20.1%. At $252,000 the median sale price of a home in Olentangy schools was down 3.1%
from the median sale price in January 2012.

The average days on market for a home in Olentangy schools shrunk 36.3% from a year ago, at 72 days.

2013 BIA Parade of Homes Builders:Jerome Village

I wrote this post about the 2013 BIA Parade of Homes Builders  back on January 26, 2013 and did not publish it.  Or finish it.  I wrote that there were 11 builders building 12 homes for this years Parade of Homes.  I thought I knew who the builder building two homes was. Then about a week later Columbus Business First had an article saying 3 Pillars Homes was building two homes for the 2013 BIA Parade of Homes.

“Huh?”

Actually I knew long, long ago that 3 Pillars had a house built at the Glacier Ridge section of Jerome Village, the site of  this summers Parade of Homes.  I knew  3 Pillars was building a second house for the 2013 BIA Parade of Homes at Jerome Village in Union County …. but I forgot about that.  I was more excited about something going on closer to home for me.

The 2013 BIA Parade of Builders were announced this past week  January 26, 2013*.  The 2013 BIA Parade of Homes is NOT in Delaware County, Ohio… it is in Union County, Ohio.

New England Homes is one of the 11 builders in the 2013 BIA Parade of Homes. New England Homes is based in Lewis Center. That’s the Delaware County connection.*

There are 11 builders building 12 homes 13 homes* in the 2013 BIA Parade of Homes at Jerome Village.

The 12 13 homes  at Jerome Village built by 11 builders:

Confused in Columbus… 11 builders and 12 houses

I was told in December that New England Homes was building a second home for the 2013 BIA Parade of Homes at Glacier Ridge in the Jerome Village Development.   That’s why I was confused when Columbus Business First announced that 3 Pillar Homes was building two homes in the 2013 BIA Parade of Homes.

To help make the story more confusing I kept calling 3 Pillars Homes,  “Compass Homes.”  Not in writing…. just verbally.  If you hear “Compass Homes” is building two homes in the 2013 BIA Parade of Homes don’t believe it.  Building one house in the parade of homes is an accomplishment.

I never wrote anything here about the Parade after the second Columbus Business First article came out saying the 12th home was being built by 3 Pillars Homes, until last Thursday when I was told it was official, New England Homes was building two homes in the Parade of Homes this year.  Saturday, February 10, 2013  Columbus Business First had an article about another builder building two houses at the Parade of Homes this year.  Doug Annette of New England Homes was quoted in the third Columbus Business First story naming the eleven builders in this summer’s BIA event.  It’s official  New England Homes is building two homes in the 2013 BIA Parade of Homes.

The Charm of New England without the Snow

New England Homes Ohio…  all the charm of New England without all the snow.   And all the things that come from so much snow so fast.  And the wind and the Atlantic Ocean.

A friend who moved to Connecticut from Dublin, Ohio said on Facebook that they had “graupel.”    Thunder snow, ice, sleet and now graupel. 

I Googled  the word “graupel” it is a kind of precipitation.

New England Homes Ohio, usually referred to simply as ‘New England Homes’ around these parts (central Ohio, Franklin, Delaware, Union, Licking, etc. counties in Ohio) builds beautiful homes.  New England Homes is represented by HER Realtors Builder Developer Division.   I work on the team that represents New England Homes.   The custom home builder builds charming “New Englandesque” new homes in central Ohio.

I was at New England Homes last summer when “the durecho” hit.   “The durecho” in late June 2012 was a wind storm.  Straight line winds.  I had never heard the word “durecho” before that storm.  Many people in central Ohio had property damage and lost power when that strong summer storm came through our area.

Jeff is obviously NOT one of the 4000,000 in Massachusetts without power.  Or maybe Jeff has lost powers.  He could be using a charged up mobile phone to tweet.

Another friend in CT, a REALTOR  said on Facebook that her furnace was working on the “inverter”???  Is that geothermal talk?  She said they’d be starting up the generator soon.  Her food from her freezer is on her deck or patio?  That is the nice thing about losing power in the winter… if there is anything nice about of the loss of power.  Losing power in the winter you don’t have to lose all your frozen food.  Mother nature can provide a natural deep freeze.

Not that some central Ohio neighborhoods have NOT lost power in the winter because of ice, wind or snow.  Brrr staying warm when the power goes out is no fun and can be dangerous.  More and more people are getting a generator here. It sounds like a lot of people on the East Coast have generators.  Or maybe those are the only people talking about it.

It’s all  over except the blowing in Connecticut I am told. Lots of great photos from friends in New England, the real deal.

I am just glad this snow missed us in central Ohio.     The photo at the top is the New England Homes office on Columbus Pike in Lewis Center.  I believe I took this photo in December when we had snow.  I wish I had some pretty photos of some of the homes built by New England Homes with snow.   They look good in snow.  When they are  looking all New Englandy  I stay off the roads unless I have to be out in it.

Delaware County Real Estate: Buyers Market or Sellers Market

Is the current Delaware County, Ohio real estate market a buyers market or a sellers market?  Well by current I mean through the end of January 2013.  If you listen to the national news you are hearing about a shortage of homes, multiple offers on listings and prices shooting up.   This graph shows the number of months of inventory (Delaware County, Ohio homes for sale) for the past 15 months.

With 6.1 months of inventory (Delaware homes for sale) based on January 2013 home sales in the county, Delaware is neither a buyers market or a sellers market.   Six months of inventory is a balanced real estate markets.

The holidays are over.  Winter is nearly over, last Saturday the groundhog (Buckeye Chuck up in Marion, Ohio ) said we will have an early spring in 2003.

  • Months of inventory 6.1  vs. 9.4 in January 2012

The number of homes sold in the county in January 2013 were virtually unchanged from January 2012, down a smidgen.  The months of inventory based on sales was down 29.4% from January 2012 when there were 871 homes on the market.

The average sale price of a home in Delaware County in January 2013 was down 2.7% from the average sale price in January 2013. Looking at Delaware County home prices for the past three months the average sale price of a Delaware County, Ohio home is up 2.3% from last year.  At $267,000 the average sale price of a home in Delaware County, Ohio the past three months has increased as the number of homes for sale went down.  The median price of a home in Delaware County, Ohio in January 2013 was down 10.7%. Looking at the past three months though the median price of a home in Delaware County is up 4.3% at $243,000.   In January, the number of days on market for the homes sold in Delaware County was down 33.6% from January 2012.

With 6.1 months of homes for sale, the Delaware County real estate market is very similar to the entire Columbus Board of REALTORS mls which has 6.3 months of homes for sale.

The homes represented by the graph are single family resale properties only.  This does not include condominiums.  The Delaware County, Ohio market report and graph do not represent new homes listed in the Columbus Board of REALTORS mls (multiple listing service.)

New England Homes Lego

I have a Google alert set up for New England Homes because I work with New England Homes Ohio a custom builder as part of the HER Realtors Builder Division.

I often see mentions of New England Homes in central Ohio because of the alerts but I also see more updates about New England homes in Massachusetts, Connecticut, New Hampshire, Vermont, etc. because they are New England homes.   I got a Google alert about New England Homes the other day that had to do with southern California rather than central Ohio.  I usually do NOT click when I know it has nothing to do with central Ohio custom  built homes.

I wondered though….

I could NOT resist clicking on the link.  I think the image is probably from Legoland in southern California. The site in the Google alert about New England Homes seemed to be about tourism. It seems to be about New England “homes”, small case.

 

The image here is a thumbnail so as not to infringe on the copyright of the owner of the photo (I was not able to find a link to the original image on the tourism site.)   At the windows there are the little round things that link Lego to Lego.  Those little round things must have a name.  Sorry I don’t speak “Lego.”

 

It looks like there is a monorail that runs by this little village of New England homes in southern California.  At first I thought it was a little train track but I only see one rail.  I have never been to Legoland in California, or I believe there is a Legoland in Florida too.  I have never even been inside the Lego Store at Easton.  I peeked in the window at the Columbus Lego Store last fall after dinner at a restaurant at Easton in north-east Franklin County.

 

There is much more about New England Homes Ohio, a central Ohio custom builder on Delaware County, Ohio Homes (this site.)    The home from the central Ohio custom builder  are built of wood, brick, stone, Hardy Plank, stucco and even vinyl siding but never out of Lego blocks.

The real estate market in the area is improving.  December 2012 home sales in Delaware County were up 47.8% from December 2011. The number of homes for sale, 614 is down 28.9% from a year ago.

You can not see these in this graph but the average sale price of a home in Delaware County, Ohio is up 4.2% from December 2011.  The average list price is down a smidgen, less than 1% from a year ago.The median sale price in December 2012 was up 3.1% from a year ago.

The graph shows average home prices in Delaware County, Ohio through November 2012.  The average sale price of a home in the county was $284,000. Want more details on the  Delaware County, Ohio real estate market as a whole?

Big Walnut schools –  the November 2012 average sale price was $262,000

Buckeye Valley schools -the November 2012 average sale price was $196,000

Delaware schools – the November 2012 average sale price was $162,000

Dublin schools* – the November 2012 average sale price was $337,000

Olentangy schools – the November 2012 average sale price was $321,000

Westerville schools* -the November 2012 average sale price was $194,000**

Dublin and Westerville schools are based in Franklin County, Ohio but there are neighborhoods, schools, homes and students in both these school districts in Delaware County, Ohio.   The average price information here  for Dublin and Westerville is for the whole school district, not just those homes in Delaware County.  The Westerville, Ohio 43082 zip code is entirely Delaware County I believe and the average sale price for that zip code was $292,000** in November 2012.  Dublin is not nicely divided along the county line and a small part of Dublin schools is in Union County too.  Dublin and Westerville real estate reports are on my DiscoverColumbusOH.com site.
